What is a Tenancy Deposit Scheme?

Deposits on assured shorthold tenancies must be protected with a government-approved scheme, like ours.

Under the Housing Act 2004 the landlord or letting agent must protect within 30 days of receiving it.

If there is a disagreement over how the deposit is divided at the end of the tenancy, the tenancy deposit scheme will provide a dispute resolution service to resolve the issue.

TDS’ Tenancy Deposit Scheme Explained

We offer two type of deposit scheme: insured or custodial.

TDS Insured

With TDS Insured, the landlord keeps the deposit and any accrued interest, but you must pay a small fee.

You handle the repayment to the tenant. If there is a dispute over how much should be returned at the end of the tenancy, we will provide a free dispute resolution service.

TDS Insured is the UK’s longest running deposit protection scheme. It is also the cheapest pay-as-you-go insured scheme in England and Wales*.

TDS Custodial

With TDS Custodial, we hold the deposit and handle the repayment at the end of the tenancy, including dispute resolution if it is required. It is the hassle-free way to protect your deposit.
