Tenancy Deposit Scheme (TDS) is a government-approved, award-wining tenancy deposit protection scheme. We protect tenancy deposits and provide an impartial adjudication service to resolve disputes relating the deposits we protect. We offer an insured and custodial scheme.
What is a tenancy deposit protection scheme?
A tenancy deposit protection scheme is a government-approved organisation that protects tenancy deposits. They ensure deposits are safeguarded during tenancies and returned to landlord and tenants at the end of a tenancy.
Why do I need to protect my deposit?
The Housing Act 2004 requires deposits for assured shorthold tenancies to be protected in a government approved scheme, like ours.
Deposits must be protected within 30 days of the start of a tenancy.
At the end of the tenancy, after an amount has been agreed, letting agents and landlords have 10 days to return the deposit to the tenant. If there is a dispute over the amount to be returned, your tenancy deposit protection service will provide adjudication to resolve the issue.
